If You Are Buying

Buying a home is one of the biggest decisions you will ever make.  A lot goes into it, but I promise that when you are ready and you’ve found “your home” you will be confident and prepared to make your decision.

Let’s meet.  I want to know about you and what you want, need, and can afford.  I want to sit down and learn about you and how you want to live.  If you need help figuring out what you are comfortable spending, I can put you in touch with various lenders to help you find your comfort zone.

Finding your new home.  Although we will visit property together, the search begins typically on the internet.  I will be setting you up with your own account on the Multiple Listing Service (MLS) that will send you homes that meet your criteria and price range. I also look at:

  • Inactive MLS listings
  • Off-MLS listings (For Sale By Owners)
  • Short sales and bank owned inventory
  • Coming soon – contacting agents with possible homes that might be available
  • Targeted mailings, in which I contact home owners in specific areas that you have designated

I also tour weekly and typically see over 800+ homes a year so that I know the inventory and can speak firsthand about a home, since I have been in it. 

Education.  When you are buying a home, there are some things to learn.  You need to know about neighborhoods, communities, home styles, finishes, previous sales, maintenance, and a hundred other things that go into your decision and deal.  I am here to help you learn, to answer any questions that you may have and to act as your advisor.  From my 28 years of experience, in both good and bad markets, there is little that I am not familiar with.

Make an offer – negotiate. Ok, you’ve found it, now what?  A contract is written and negotiated.  I help you structure your offer to ensure the best possible results.  In addition to a successful offer, in Illinois, there are various disclosures to review and sign.  You will also have an inspection of the property and have the help of an attorney to navigate you through the legal aspects of owning property.  I explain and assist with every aspect of this process.  My goal is to make this step as smooth and stress free as possible.

Closing – It’s yours!    Before the keys are in your hand, you will have your financing approved, and a final walk through of the property to verify that it is in acceptable condition. At the closing you will sign a stack of documents, (start your hand exercises now) give the seller your money and receive the keys to your new home!

After the sale.  I know you will love your new home, and I will follow up to make sure that everything is to your liking and provide information that you may need.  Whether its landscapers, carpenters, floor refinishers, babysitters or who makes the best burger, I am here to help you like your new home, your new neighborhood and community.  The Chicagoland area is one of the best areas in the US.  I hope to help you call it home and be a lifelong friend and your go-to real estate professional.  Referrals are the backbone of my business.
